Armed with the price range, we show the renter/buyer homes that fit what they are looking for. Allowing the R/B to choose their own home increase the chances that the R/B will exercise their option and the R/B is more likely to treat the home as their own home. The buyer will pay a higher than market rent because a portion of the rent will be credited to the R/B if they exercises their option. Our in house Win-Win Investment Analysis Program will set the rent and predict returns for the Investor including exercise price and monthly rent receipts.
For example, with our program, if you were to buy a house right now for $250,000, you would have a tenant from day 1 who has agreed to pay you a monthly rent of $1,900 + tax. This tenant will also pay you an $8,427 Non Refundable Option Consideration payment for the right to purchase this property from you in two years for $280,900. This tenant comes pre-screened through one of our affiliate lenders and all of these numbers have been agreed to before we start showing them houses. We are only making this program available to prospective tenants that our Professional Financing Partners feel have a very good chance of getting permanent financing in a 2-3 year period. The Professional Financing Partners will be working with them to fix whatever issues they need to in order to qualify. While there is no guarantee that they will buy the house from you, we are taking the necessary steps to achieve a high number of conversions.
